Construction Phase Activitiy
The scope of works under this phase shall include the following:
- Full time supervision of all construction works / activities for the project including excavation, Piling, Building foundation and structure, Civil works, Electrical Works, Plumbing works, Structural Glazing, Finishing works, and all other utilities and services works ie. Electrical. HVAC, Fire Protection & Detection, Sanitary & plumbing, etc. The site development, external utilities and services involved from time to time.
- Integrating schedule of various contractors / vendors to be prepared.
- Monitoring the progress of work with the project schedule prepared.
- Cost monitoring and control during construction. Raising alarm in case of overruns and advising on alternatives to curb budget overruns.
- Projections of monthly billing of contractors.
- Review of cost to completion on every stage completion of works.
- Bill processing and certification including, ratification of non-schedule items including scrutiny of rate analysis and recommending for approval within seven days of its receipt.
- Evaluation of claims if any, monitoring of insurance policies and other statutory obligations of contractors/vendors.
- Issue of change order for design changes and extra items, if any.
- Organize progress review meetings on weekly basis with contractors to address issues pertaining to progress to work.
- Submission of daily and monthly reports.
- Co-ordinating timely rising of indents for materials to be provided by the owner.
- Superimposing of coordinated utilities drawing based on Architectural, Structural and Utility drawings and issuing coordination drawings to architect, client and contractor.
